The most commonly missed finding after a Florida wind event is a shingle whose sealant bond has broken. The tab folds back in the gust, then lies down again when the wind drops. The roof looks untouched from the driveway, but the seal is gone and the crease is a fracture line, and it leaks well before the end of the roof rated life.
Repairs here are permitted work, and the Florida Building Code drives fastening schedules, underlayment specification and edge detailing. Much of the coast falls inside the wind-borne debris region with additional requirements. Ask any bidder what code provisions apply to your job, who is pulling the permit, and whether the proportion of the roof being repaired triggers broader requirements.
